Both CBA and Westpac have announced rate increases well above the RBA cash rate, CBA&#8217;s in particular coming after NAB announced a .25% rise, clearly signaling that they feel that they can increase rates against their major competitors without affecting their business significantly.</p>

			<content:encoded><![CDATA[<p><strong>ANZ Fixed Rate Residential Investment Loan  for property investors</strong></p>
<p>This loan provides you with repayment security as the rate is fixed and the repayments are locked in for the fixed rate period. ANZ Fixed Rate Residential Investment Loan has a range of terms of 1 to 5, 7 or 10 years. It offers flexible repayment options, which you can choose at the outset of the loan.</p>
<p>You can even make additional repayments up to a set tolerance* each year of the fixed interest rate period, without triggering an early repayment cost calculation. The amount of the tolerance can vary according to the tolerance of your loan and the date that your current fixed rate period commenced.</p>
<p>Plus ANZ also offers the ability to link your loan to a 100% offset account on the ANZ One Year Fixed Rate Residential Investment Loan. This means you can deposit funds in your ANZ Offset Account and reduce your interest cost in a tax effective way. You are also able to access the extra repayments made to your 100% mortgage offset account when you need them.</p>
<p>Once the fixed rate period is finalised the loan automatically converts to the ANZ Variable Residential Investment Loan rate applicable at the time.</p>

<p><strong>Repayments</strong><br />
Your repayments can be automatically debited from your ANZ Access or ANZ Personal Cheque account, or from an account held at another bank. You can choose weekly, fortnightly or monthly repayments.<br />
In additional to the standard principal and interest repayments, you can have interest only payments for up to ten years.</p>
<p><strong>Lock Rate Option</strong><br />
With an ANZ Fixed Rate Residential Investment Loan the interest rate that will apply is the rate for the term you select as at the day you settle your loan. However, if you would like to ‘lock in’ the interest rate current at the time you apply you can do this with ANZ Lock Rate. By paying a Lock Rate fee, the rate is ‘locked in’ for up to ninety days, protecting you from the potential risk of interest rates increasing before you drawdown your loan. Lock Rate gives the extra security of knowing exactly what your repayments will be for a set period.</p>

For advice about how negative gearing could work for you, and to ensure that any requests by you to the Australian Taxation Office (ATO) are accurate, we recommend you consult your Accountant or Financial Advisor.</p>
